Maintaining Your Real Estate - Some Super Home Care Tips

We humans buy real estate and build a house. We move in, and create a home. When we are ready to move, it again becomes real estate... anon.



The chances are, someday you're going to put your house up for sale on the local real estate market, and either start working with a professional real estate agent (a.k.a. realtor®) to find a new house, or go out and look for one on your own. Perhaps you will be the first family to live in the new house, perhaps not. Either way, you will want to keep your home, old or new, well maintained. Remember, someday your home will become real estate, and the real estate agent you hire to sell it will give you a list of things you'll need to ensure are in good shape to expedite the sale and get the highest possible asking price.



It helps if you think of your house or home as real estate, at least in terms of its maintenance. Sometimes we are willing to let certain things lapse in our homes, but in matters of real estate that we have placed on the open market with a professional realtor, we take a different view. This article proceeds from the position that it is easier, more efficient, more pleasant, safer, and even more frugal to maintain your real estate on a consistent basis, rather than waiting until you place it up for sale with a real estate agent. Maintaining the basics of single family real estate is relatively simple, and can be handled extremely efficiently in an hour or so on a couple of weekends each month. There are things to be done monthly, and things to be done semi-annually, and items to attend to annually. Using a computer is an exceptionally effective way to track your maintenance. It can be done in many kinds of software, including basic word processors.



Monthly real estate maintenance tasks:



Check the water softener salt level. (Check and add as necessary.)

• *Spray for bugs. (Use appropriate pesticides and spray unit type.)

• Landscaping maintenance. (Check water lines for leaks, remove debris, check outdoor light bulbs/wires, and adornments attached to structures.)

• Check HV/AC air filter. (Replace or clean as necessary - this will keep the house cleaner and allow the unit to be more efficient. A clogged air cleaner can really raise your air conditioning AND heating costs!)

• Service outdoor materials. (This includes vinyl and cloth chairs, outdoor tables, swings, etc. Use a product such as Armor-All on vinyl surfaces top protect it from rotting in the UV. Put some kind of coating on metal that has become exposed - such as a rust-preventing paint: clear paint will do if necessary.)

• Inspect window locks. (Service as necessary. Sparingly use petroleum jelly to lubricate aluminum. This is a good time to ensure that windows which should be locked, are locked!)

• Inspect the garage floor for petroleum products spills. (This includes oils and greases - anything slippery or caustic. Clean as necessary.)

• *Inspect the ice maker. (Dump ice that forms into clumps in the bottom of the tray, if the ice accumulates much at your house. Check for ice around the rotating dump mechanism, and remove if it is building up. Hint: a little baking soda in the bottom of the ice tray keeps the freezer fresh.)



Semi-annual real estate maintenance tasks:



• Service locksets and passage sets. (Tighten/adjust hardware, lubricate with 3:1 oil or WD-40.)

• Service door locks. (Tighten/adjust hardware, lubricate with 3:1 oil or WD-40. Lubricate the keyhole with powdered graphite - use this very sparingly.)

• Service hinges. (Wipe down and lubricate with 3:1 oil or WD-40.)

• Service sliding doors. (Clean the tracks with a small brush and then vacuum. Use petroleum jelly as a lubricant - NOT WD-40. Locking mechanisms can be lightly lubricated with WD-40.)

• Service dryer. (Open the access panel and vacuum the accumulated lint out of all the areas you can. This will make the dryer work better, and help to prevent fires.)

• Service garbage disposer. (Check for trapped debris, deodorize with ¼-cup of baking soda: dump baking soda powder directly into disposer at night and allow it to stand. Simply wait until the system is used again and all the baking soda will disappear. NB These units are usually mistakenly referred to as 'garbage disposals.' The correct term, and it is most often printed on them, is 'garbage disposer.')

• Service the refrigerator. (Clean mold, fungus, and mildew out of the water catch tray. Carefully clean the coils - they make long, soft brushes just for this. Vacuum or blow away dust on motor, etc.)

• Inspect screens. (Repair or replace as necessary.)

• Inspect electrical covers. (This includes plugs and light switches. Make sure the covers are secure and not cracked.)



Annual real estate maintenance tasks:



• Inspect all exterior wood. (Look for cracks, rot, etc. Treat as required. Catch these things early! Painting or other outdoor wood coatings are the best way to avoid very costly problems in this arena.)

• Inspect caulking seals in bathrooms. (Service or replace as necessary. Prevent costly water damage in walls before it starts.)

• Landscaping maintenance. (Fertilize, weed, trim trees and bushes. Apply pesticides as needed.)

• Roof inspection. (Check this visually. Look for torn or missing shingles, or areas around vents or chimneys where the flashing or caulking has been damaged or is missing. Service as needed to prevent costly water damage.)

• Check garage door wheels. (White lithium grease is an excellent lubricant. Make sure no wheels have come out of their tracks, or are binding. Check the seal to the floor.)

• Inspect carpeted stairways. (Make sure that the carpet is being firmly held - to avoid accidents. Service as necessary.)

• *Replace ALL smoke alarm backup batteries. (Just do them all once a year and get it out of the way! It's better than going out for that ladder once a month for a year.)



Items are optional based on your specific situation and real estate.

There are some really helpful hints there that can save time and money - and help you protect the investment you've made in your home - which is, of course, also the real estate you invested your hard earned dollars in.

Real Estate Maintenance Tips



• If you cut the top out of a bush or tree, it will grow outward - become 'bushier.' If you leave the top, it will continue to grow higher. This phenomenon occurs because of what is called "apical dominance."

• For deeper grass roots - and better drought tolerance - water at night, and very slowly so the water goes deep. It also saves water to water at night - when the heat and sun don't evaporate as much before it soaks in.

• Baking soda comes in large containers and is cheap. You can use it to deodorize areas, trash cans, and shoes. Sprinkle just a little on a carpet and let it stand for 24-hours, and the carpet is deodorized. You can also add some to water and slowly pour it over car battery terminals that have corrosion - it harmlessly cleans right down to the metal - immediately!

• 3 In 1 Oil is a very light, multi-purpose lubricant. It is better than the popular WD-40 for several things as it clings better/longer. Use it for hinges, for example - and use it sparingly. Powdered graphite is the best lock lubricant made. It's cheap and easy to use - but use it very sparingly! It's great for car door locks and keyed-padlocks, also.

• To quickly make the whole house smell better, buy a pack of automobile air fresheners - those paper ones shaped liked different things. Place one or two of them at the front of the air intake for the HV/AC and turn the fan to ‘on.' It takes about 15-minutes. I like vanilla scent best.

• A screen repair and installation kit is a wise investment. It's cheap, and provides you with things that make screen repairs and replacements fast and easy - and much, much cheaper than taking the door or window in for service.

• Vinegar and water cleans extremely well. Just buy a gallon of white vinegar, and mix with water at about 1-cup vinegar to 1-gallon water. It is the best glass cleaner there is. It's also a great cleaner for wood floors. It works well on anything oily or greasy. It's cheap!!

• Bees wax - get a small block of it at the hardware store. It 'lubricates' wood - such as drawers. It is also great for wood screws. Put a dab on the tip of the screw and then install. It will go in smoother and easier, and it will not work its way loose over time as easily.

• If you can't get a screw to hold in wood, because the hole has become too large, use toothpicks or matchsticks (with the heads removed for safety) to make a quick, permanent repair. Gently tap the toothpicks or match sticks into the hole with a small hammer. (Put one drop of white glue or wood glue on the tips before you drive them in for an even stronger fix.) Now, use a cutter to snip the ends of the picks or sticks off. File or sand to flat. Now it can be painted, drilled or screwed into. NB If you use glue, allow it to dry before snipping and finishing.

• Fixing holes in walls made of drywall: Buy a tiny container of water-based, pre-mixed Joint Compound. For small holes, use your finger to fill and then, using another finger that is wet, smooth it. Now, gently wipe the area with a clean cloth or paper towel. When the compound dries, a fine white dust will form anywhere that the compound touched. Lightly brush it away. For larger holes, such as those left by molly bolts, you can use chalk sticks to aid in the filling. Use your finger and put some compound into the hole - making sure to get it on all the edges. Break off a short length of chalk and ‘twist' it slowly into the hole. Put it in until it is even with the wall, or very slightly lower. Allow this to completely dry. Now, go back and apply compound over the hole. Press the compound firmly into the hole, and then make a slightly raised lump of it. When this dries, sand it with 300 or better sand paper until it is perfectly flush with the wall's surface.

• You can polish raw wood with grade 0000 steel wool or even a finer (more zeros) grade of steel wool. Try it on a spare 2"x4" - it quickly looks like it's been varnished!

50 Ways To Conserve Water At Home

With many areas of the country in drought conditions, all of us could use a reminder list of ways to cut back on our water consumption around the house.



You can go three weeks without food, but only three days without W.A.T.E.R.:



Waste: "Tighten plumbing leaks and prevent other needless losses of water.



Application: Where do you use water that you shouldn't?



Teaching: It's good you're following these suggestions, but what about others? Pass these along.



Economy: Where do you need to use water that you could use less?



Reclamation: Where can you get extra water?



1. Fire Safety. Summer brings heat, dryness, and wildfires and winter sees increased house fires from additional heating sources. Since a fire would need hundreds or thousands of gallons of water to fight, any fire prevention steps are water saving steps.



2. Brick in the toilet. A brick in the toilet tank takes up space to replace water. If a brick uses half a quart of space, you save half a quart per flush. Hint: Since bricks can dissolve, paint it with basement water sealant.



3. Color coded conservation. You don't always have to flush your toilet every time. To borrow an old adage, "If it's yellow let it mellow, if it's brown flush it down."



4. Buy a low-flow toilet. Though an expensive option, it's easy to incorporate into your lifestyle, and some communities offer homeowners rebates for installing these water-savers.



5. Rain barrels. Rain barrels save rain water. While you can't immediately drink this water, you can use it in food gardens, for outside washing, and you can purify it for bathing. Also, buy storage barrels to keep in the garage, and use them to store water saved by methods listed in this article. Mark the barrel as to whether the water is drinkable.



6. AC condensation. If you have central heat and air, you have a drain line that carries away the condensation that collects from your air conditioner coils. If yours is not connected to sewage lines you can collect and use this water. DO NOT DRINK THIS WATER! It can be used to water your garden, outside washing, or watering the house plants. You can collect up to two quarts per day during humid weather.



7. Squeeze-handle shower head. You can buy shower setups that have the squeeze-lever-activated head on a hose. This will let you wet down, lather up, and then rinse off without leaving the shower running. If you don't like the squeeze-handle variety, you can find low-flow shower heads.



8. Faucet restrictors. Like the low-flow shower head, you can also find low-flow faucet restrictors.



9. Liquid soap. For hand washing, nothing saves water like liquid soap since it lathers more quickly than bar soap. Squirt a small dollop of liquid soap, give a quick burst from the faucet, lather, and turn the faucet back on briefly to rinse.



10. Spray bottles. Keep a small spray bottle of water by the sink. When washing your hands (with liquid soap), or wetting your toothbrush, all you need is a quick spritz from the bottle instead of using the faucet.



11. Plastic gloves. Plastic foodservice gloves come 100 to a box for just a couple of dollars. If there's anything you'd do that would make you wash your hands before, during, or afterwards (like painting, etc.), then wearing gloves will save a hand washing.



12. Paper plates. During a drought; water takes temporary precedence over other resources. Using paper plates saves dishwashing water. Paper towels will also help by cutting down on the number of cloth towels you have to wash.



13. Keep a jug by the sink. Keep an empty water jug by the sink to catch and save cold water coming from the tap while you're waiting for the hot water. If you collect a lot of water this way, put it in your storage barrels.



14. Consolidate heavy work. Do you do things at different times of day that make you sweaty? Consolidate these efforts. If you work out and also work in the yard, try to work out and then immediately do your yard work. Stay sweaty, take just one shower, and wear just one set of clothes.



15. Waterless car wash. Several companies produce "waterless carwash" products that let you spray them on and wipe them off leaving your car spotless without the use of water. (For one that benefits schools, see http://www.beatthedirt.com or call them at 601-503-8300.)



16. Disposable paint brushes. If you have to paint, try to use zero water. Wear your plastic gloves and use brushes you can just throw away.



17. No lawn watering. However, if you collected the rain water or AC condensation earlier, you might use a watering can to cure brown spots, or water shrubs or trees that might die.



18. Check faucet washers. However, know what you're doing before tackling the repairs yourself since a plumbing accident could spew more water than your faucet drip.



19. Full dish washer. Letting the dishes pile up in the sink is okay if you're waiting for a full load for the dishwasher.



20. Full clothes washer. Full loads of laundry are best as they're more water-efficient. And if you have just one or two items to wash? Hand wash them in the sink.



21. Hand wash over dishes. If you're letting dishes pile up and some need some presoaking, use the kitchen sink for hand washing. Let the soapy water accumulate and pull double duty by pre-cleaning your dishware.



22. Dig a well. If you live in an area where you can have a well, please dig one. Though pricey, it will give you an alternate source of water and will help conserve city water.



23. Dixie cups. These tiny cups can let you see how much (or little) water you need for things like rinsing after brushing your teeth. And since they're disposable, you don't have to wash.



24. Pass this list to a friend. It's good that you're reading this list. Passing it along to others helps them conserve too. With conservation, it really is "the more the merrier."



25. No new aquariums. If the kids come home wanting anything more than a fishbowl for a new aquatic pet, do what you can to talk them out of it. Unless of course, you fill it and maintain it with rainwater.



26. Nuke your water. For some hot water needs it's thriftier to fill a cup with cold water and zap it in the microwave, rather than let the water run until the hot water shows.



27. Shave from a cup. One use for your cup of hot water is shaving. Rather than let the water run during a shave, just rinse your razor in the cup. Better yet, if possible, use an electric razor.



28. Skip a shower. If you're not dirty and you're not going to do anything but hang around the house, especially if by yourself, why take a shower?



29. Let the kids skip a bath. If you want to be a hero to your children, provided they're really not dirty and don't need it, let them skip every other day's bath or shower.



30. Baking soda for Fido. Your dog's baths can be a little farther apart too, if you give them a dry rubdown with baking soda. Rub it in their fur and then brush it out thoroughly. They'll smell lots better, and be happy they skipped a soaking.



31. Nuke a washcloth. Wet a washcloth with a quick blast from the faucet, add liquid soap, and zap it in the microwave for a few seconds. You could wash your face and hands, and probably take half a bath. Wet another washcloth and microwave it a few seconds for a quick rinse cloth.



32. Paper towel dry-off. After your sponge bath with your microwaved washcloths, dry off with paper towels.



33. Kiddie pools. If you're lacking rain barrels and want to catch a few drops, get some rigid plastic "kiddie pools." They're inexpensive and will hold gallons of rain runoff from your gutter downspouts.



34. Solar showers. Have a private back yard? Like being outdoors? You can get "solar showers" at almost any camping supply store. Use your collected rain water for that occasional warm-weather outdoor shower.



35. No swimming pool. You save lots of water by not filling your pool. But how could you use existing pool water? The chlorine will evaporate in a few weeks if not maintained, but not enough to drink the water. Use the water for outdoor washing, outdoor showers, flushing your toilet, or as a firefighting water reservoir if your home is in a wildfire area. 36. Check your meter. Check for leaks at your water meter. If yours is leaking, notify your local water authority.



37. Check for a leaky toilet. Put a few drops of food coloring into your toilet tank's water. If you see the colored water in the bowl after a few minutes you have a leak and might need a new tank valve.



38. Tie up a tarp. If you're really serious about collecting rain water, tie a few tarps in place to where they drain into your kiddie pool or other collection point.



39. Frozen water bottles. Keep plastic bottles of water (about 4/5 full) in your freezer. When using your cooler, use a few frozen bottles of water to keep food cold.



40. Water at restaurants. If you don't plan to drink it, don't let the waiter leave you a glass of water at the table.



41. Dishes: wipe vs. rinse. If the dishes are too dirty to stick straight in the dishwasher, wipe them off with newspaper rather than rinsing them. You save water and get double-duty from your newspaper.



42. Let Fido lick the bowl. If you have a dog, let Fido clean your dishes before they're put in the dishwasher. (Don't give Fido too much, or anything bad for a dog.)



43. Aluminum foil. When cooking at home, line your pots and pans with aluminum foil. When you're done cooking, remove the foil to make cleanup easier.



44. Buying your water. If you buy your drinking water, go for the gallons of distilled water rather than the smaller bottles of mineral water. The distilled is a better value and is actually more pure than the "designer waters."



45. Bug sprayers. Your lawn and garden store will have 2-gallon pump-up sprayers. These will help you use your collected rain water or pool water for washing (and even fighting small fires).



46. "Go Jo." Go Jo is a waterless hand soap that mechanics use. It's rather effective on dirty hands and can be used without water. Similarly, use the little bottles of clear hand sanitizer.



47. In-line water heater. In-line water heaters can be installed closer to the faucets or tubs they're to heat, and use less energy. If you get one don't do away with your old water heater (even if you cut off the gas or electric to it) since it's a great backup reservoir in water shortage scenarios.



48. No mopping. Most households now have a "Swiffer" or comparable cleaning aid intended to replace old-fashioned mops. If you haven't made the switch, doing so will save a few gallons of water per year.



49. Skip a laundry load. Once in a while, some clothing really doesn't need to be washed. In mild weather, outer shirts that were only worn briefly might need just a "fluff in the dryer" or another ironing to be perfectly ready to wear. Bachelors have known this secret for years.



50. General safety. We started this article with fire safety and we'll close with general safety. Each time you prevent a trip to the hospital, you prevent the extra water that would be used during your visit.



Water is like money. Learn to save it well and spend it wisely.

AC/DC Tickets - Rocking on Dirty Deeds: A Comparative Critique

AC/DC didn't make many people stop and ponder life's questions when they were rocking in their heyday. And you can probably assume that with their current tour they're sticking to their guns, playing a lot of the old stuff and running with the familiar themes. While you can point to a number of lyrical subjects in their songwriting, one that sticks out above the rest is rocking. Chasing women and getting inebriated are both very common themes, but based purely on the amount of songs with the word "rock" in the title ("There's Gonna Be Some Rockin'," "Rocker" "It's a Long Way to the Top (If You Want to Rock and Roll)," "Rock n' Roll Singer," "Let There Be Rock," "Rock n' Roll Damnation," "'Rock n' Roll Aint No Noise Pollution," "For Those About to Rock (We Salute You)," etc.), you can imagine these guys were very serious about being rockers, rocking and basic rock n' roll things.



Therefore, it's not uncommon that the average AC/DC tickets buyer will try to ponder the question: What AC/DC song rocks the hardest? That kind of study would take a whole novel. For the purpose of narrowing down some of the parameters of the debate, we'll focus on two classic songs about rocking from AC/DC's Dity Deeds Done Dirt Cheap album, "There's Gonna Be Some Rockin'" and "Rocker." Let's take a look at the lyrics.

The similarities between these song lyrics are too numerous to name, but when you see them side by side you can notice some subtle differences in rock philosophy. "There's Gonna Be Some Rockin'" describes an even that will, if AC/DC can help it, rock in the foreseeable future, whereas "Rocker" describes a person ("I" not "We") who has already achieved the status of "rocker" (as well as "roller"). First person narration is the most obvious difference, but also the least meaningful.



If we're here to discover what rocking is, then we need to look at the rock each song seeks to relate to the audience. That said, the major difference seems to be a matter of superficiality. "There's Gonna Be Some Rockin'" is a vastly superior AC/DC rock song because the rocker it describes is a doer. He's going to have some fun, include others, share it round, quiver, quake, put on a show. He gets after it and makes rock happen. In contrast, "Rocker" seems to portray a man who rocks simply because of his many possessions- a fast car, tattoos, women, tight jeans, lorex sox (what are those anyways?).



So you have to ask yourself, are you a rocker because you have the gear, or are you a rocker 'cause you take the wheel and steer? Do you necessarily rock because of the things you own, or because of the lifestyle you lead? Actions rock much louder than possessions.

In the process, all of the heat absorbed by the refrigerant inside the vehicle is released by the condenser and then transforms the refrigerant once more into a cool liquid, which will again circulate through the compartment of the vehicle to absorb more heat. The AC condenser has two AC condenser hoses coming form either end of unit.





In order to radiate heat, the GM AC condenser must have good airflow. In rear wheel drive vehicles, air flow comes from the engine’s cooling fan while in front wheel drives, air flow comes from one or more cooling fans. The condenser is located just in front of the radiator. In some vehicles, however, the condenser is located somewhere else for aerodynamic reasons. If the GM AC condenser becomes damaged, the heat remains inside the car.





Collisions, small pieces of stones and gravel that may come through the grille and penetrate one of the high-pressure coils can be the most common causes damage to the GM AC condenser. If already damaged, it must be replaced immediately to avoid further inconvenience.
